Property management is a cornerstone of successful real estate ownership. On the income side, HRA will collect rents, closely monitor receivables, oversee the outside leasing agent, manage rollover risk and drive all of the activities critical to tenant retention. On the expense side, HRA will initiate proactive repair and maintenance procedures, improve vendor services and implement prudent cost-containment measures, including energy conservation measures and capital programs consistent with an approved budget.
Clear communication and concise reporting of all financial activity, leasing activity, operational issues and capital investment is a critical aspect of effective property management. HRA's standard monthly report provides ownership with an executive summary of all relevant information affecting a property and a complete set of financial reports and bank reconciliations.
